This home presents a dilemma for me, but my dilemma can be your gain. I have priced it at Zillow backwards to really get it sold fast. Well, Kind OF. Zillow backwards would have been $918,471. Zillow is $174,819 and backwards would have been ridiculous so we priced it at $147,918, Zillow backwards the good way. Even that is kind of silly, since it is a four-bed, two-bath pool home with a mother-in-law suite. Or a five-bedroom home with three baths!!! For under $150,000?
UPDATE back on market and we have done some of the needed fix up and raised price $2K. Still under $150.
And that is where my dilemma comes in. The last tenants just left, with a friendly reminder from the Pasco Sheriff, and they must have forgotten the “leave in the same shape or better, broom clean.” It needs work that I don’t really want to do. I have another big house in the wings that I want to fix really pretty, and I do not have the energy or staff to do two big houses at the same time.
So, I am willing to “give it away,” this fabulous, but wounded Huge Florida Pool Home to someone who has access to $147,819 plus closing and rehab costs and is able to clean, fix and paint. Might throw in a dash of owner finance with a big down for the right folks. Actually my guess is any non-occupant owner who has a big down is the right folks.
Of course, you want to know what has to be done. Course it depends on what you want it to look like, but my guess would be -- modern kitchen, clean, paint, clean the pool and replace some doors. The list could be endless, but if you have ever done a rehabilitation on a home this is not a major job. If you have not done one, this is not where to start. Not that it is all that much to do, but I do not want to sell anyone their first rehab. I could be wrong and could be persuaded otherwise if you really like the home.
We are doing work on home so be careful where you walk and we will be raising price as we get more done. Room measurements are estimtes and buyer must do own due dilligency upon wich buyer will depend exclusively.. Home is a renovaation and needs much work.
